Existing Building Renovation
1950’s era hollow (unreinforced) CMU in poor condition and a clear seismic hazard, supporting steel bar joist and metal deck roof. The building was gutted, and large window openings cut into the exterior walls, and interior built out with CFS, plywood sheathed shearwalls providing a seismic force resisting system and back-up gravity load resisting system for extreme seismic events.
Canopy system
Connecting the two buildings is a system of canopies built of CFS and laterally braced by X strap braced CFS wall piers.
The Gate
Closing of the courtyard is a 40’ long double cantilever gate supported by one offset column. A system of custom hinges allows the two cantilevers to swing independently. Advanced analysis and collaboration on construction sequence creates a gate structure that is extremely minimal while seeming to have zero deflection.
